Home builders remain strongly upbeat with extending strength in traffic a major highlight. The housing market index did slip 3 points in April but the 68 level is still very strong. The traffic component came in at 52 which is the 4th plus-50 score in the last 5 months and is easily the best run of the expansion. Future and current sales remain very strong, at 74 and 75 respectively. The West, always a focus for home builders, continues to lead the way with a composite score at 77. The Midwest and South are just behind, trending both near 70, with the Northeast still way behind at just under 50. Today's report points to continued strength for the new home market and for tomorrow's housing starts & permits data.

Consensus Outlook
Confidence among home builders surged in March as the housing market index jumped 5 points to 71, far over breakeven 50 and the best reading of the expansion. Components for both present and future sales jumped to very strong readings of 78, yet it was the traffic component that perhaps showed the most striking strength, up 8 points to 54 for the 3rd plus-50 score in 4 months. Strength in traffic is a hint that first-time buyers, subdued during the whole expansion, are finally looking to buy a new home. Forecasters see the April index edging back only 1 point to 70.

The National Association of Home Builders produces a housing market index based on a survey in which respondents from this organization are asked to rate the general economy and housing market conditions. The housing market index is a weighted average of separate diffusion indexes: present sales of new homes, sales of new homes expected in the next six months, and traffic of prospective buyers in new homes.  Why Investors Care
